This series of buildings started to be built in the early 1970s, but the last projects were completed in the 1990s. The layout of the apartments in the 103 series is, in the opinion of the experts, quite comfortable and practical.

The houses are built of silicate or perforated clay bricks and aerated concrete or expanded clay panels – the load-bearing walls are brick, which provides better thermal insulation, while the remaining walls are prefabricated, which allows the dwelling to be redesigned. These buildings usually have five living floors, a basement and an attic floor (sometimes buildings without attics). Hollow reinforced concrete panels are used for the intermediate floors. Fibrolitic slabs are usually used to increase the thermal resistance of the attic slab. The 103 series usually has a flat roof with an internal water drainage system. The original windows are double glazed with interlocking wooden sash frames. The thermal performance of the building envelope of the series does not comply with the modern requirements laid down in the Latvian Building Code LBN 002-01 ‘Thermal performance of building envelopes’.
The buildings in this series are mostly five storeys, but there are some exceptions in the city centre, where there are also seven and eight storey buildings. The houses in this series are mainly located in Teika, Darzciems, Bolderaja, Purvciems and Daugavgrīva, but there are also houses in other districts of Riga.
Positive factors:
o Comfortable layout with isolated rooms.
o Relatively good thermal insulation.
o Possibility of redesign.
o Relatively good technical condition.
o Relatively large rooms.
Negative factors:
o Not all houses have loggias.
o Replacement of windows would be necessary, especially in buildings with horizontally opening windows.
