The project has three types, but all the houses are made of prefabricated panels. The first type is 12 or 16 storeys high, but with one staircase. They are often found in the Krasta street massif, in Purvciems and Plavnieki, some also in Ziepniekkalns, Zolitude, Imanta and Mezciems. The second type is 12 storeys high, made of panels and bricks used for the staircase. Such houses can be found near the Botanical Garden, in Dzirciems, Ilguciems and Imanta, in Čiekurkalns, Mežaparks and Jugla. Both types of houses have two lifts – a small passenger lift and a large freight lift. The third type can only be found in Viestura Avenue – 9 storeys high, with two staircases and an elevator in each of them. The buildings of this variant use white bricks. These houses were built by the Komutators factory for its own employees.
The outer walls of the houses are made of strip-shaped aerated concrete panels, while the inner load-bearing walls are made of reinforced concrete panels.
The apartments of the 104 series have a functional, comfortable layout – the bedrooms have adjoining bathrooms, while the living room has an adjoining kitchen. These buildings are characterised by large loggias, which usually run the length of the room and can be glazed to create a summer veranda. The buildings in this series were built from five storeys upwards. Depending on the design, a one-room apartment is 33-43 m², while two- and three-room apartments are 57 m² and 69 m² respectively.
Positive factors:
o Functionally good layout, large utility rooms.
o Large loggias that can be converted into verandas, large windows.
o Rooms in all apartments are insulated.
o Elevator room separated from the corridor by a lockable door.
o The first and second type houses have a freight elevator.
Negative factors:
o There are no four-bedroom apartments.
o Three-bedroom apartments have only one bathroom.
o Possible waterproofing damage to panel penetrations.
