The whole length of the plot borders the park within the Skanstes revitalisation project.

The Skanstes neighbourhood is confidently emerging as the most modern part of Riga city centre. Alongside the historic and quiet city centre, modern and high quality buildings are being built here, attracting residents and businesses, and strengthening Riga’s competitiveness both regionally and at European level.

Its geographical location and promising future prospects make Skansti an attractive environment for modern urban living, business and investment. Many international companies and banks have already chosen Skanst as a location for their headquarters. The area, which was dominated by small gardens until relatively recently, is now home to Riga’s most modern offices, nationally important sports infrastructure facilities and residential buildings that meet the demands of modern life. The new and modern buildings that have been built so far have been designed by renowned architects from Latvia, Germany, Finland, Canada and Lithuania. Alongside the existing buildings, there are pedestrian and cycle paths, greenery, children’s playgrounds and sports grounds, and in the future Skanstė will also have several green parks.

At the same time, there are many ambitious plans and schemes that will make Skanstė a landmark of 21st century Riga.

The Mixed Centre Development Area (JC8) is a functional zone in the territory of the Historic Centre of Riga and its Protection Zone, where a wide range of mixed uses are planned and where the requirements for the use and development of the territory are set out in the planning documents for the area of the Historic Centre of Riga and its Protection Zone.

The main uses of the territory are: detached houses; terraced houses; apartment houses; office buildings; commercial or service facilities; tourist and recreational facilities; cultural facilities; sports facilities; defence and security facilities; educational and scientific facilities; health facilities; social care facilities; animal care facilities; buildings of religious organisations; landscaped outdoor space. Additional uses: light industry; transport service infrastructure.
